Situated in a strategically important urban location, at the intersection of an arch and a radial street in Pineta, the residential tower stands out for its commanding presence and innovative design. With its ten-story, polygonal floor plan, this building not only serves as a striking landmark in the urban landscape but also exemplifies how architectural design can creatively address the challenges of an urban setting.

The choice of a polygonal floor plan allows the building to make optimal use of its corner location, enhancing the functionality of the apartments and maximizing space utilization. The vertical structure rises elegantly, while the facades are characterized by prominent, cantilevered balconies. These balconies not only give the tower a distinctive appearance but also provide private outdoor spaces for residents. Designed to maximize natural light and panoramic views, these balconies create a dynamic interaction between the building’s interior and exterior.

The lower part of the building, facing the street, features a single-story commercial unit. This element helps integrate the building into the surrounding urban fabric by offering functional spaces for commercial and service uses. Lignano and the Race to the Sea in the 1960s (1960-1969)

In the 1960s, the transformation of the territory for tourism purposes consolidated with plans for Lignano Sabbiadoro, Pineta, and Riviera. During the economic boom, the number of beds and visitor numbers tripled in ten years. However, urbanistic responses varied significantly between the different areas. D'Olivo's projects for Pineta and Piccinato's for Riviera contrasted with speculative degradation, while the "race to the sea" led to the spoiling of the coastlines, highlighting the contrast between tourist development and sustainable planning.
